Mapletree US Logistics Private Trust (MUSLOG)
MUSLOG is a logistics-focused private fund fully invested at closing, aiming to generate stable and recurring income to deliver an attractive total return of 12% Trust IRR. The portfolio features 155 freehold logistics properties located across 19 states in the United States, which are in close proximity to major logistics infrastructures such as cargo airports, ports, intermodal nodes and railways, and serve high quality e-commerce, third-party logistics and end user oriented tenants.
Mapletree China Logistics Investment Private Fund (MCLIP)
MCLIP is a logistics-focused open-ended private fund, aiming to generate long-term, consistent total returns with a growing distribution yield. The Fund’s investment objective is to deliver a “build-to-core” strategy, by active management of a diversified portfolio of institutional grade logistics assets across key cities in China. The Fund is initially seeded with 43 Grade A logistics properties comprising 19 completed properties and 24 development projects. These properties are strategically located in key logistics hubs and in close proximity to major logistics infrastructures such as cargo airports, ports, intermodal nodes and railways, or industrial zones in the greater metropolitan areas and serve high quality e-commerce, third-party logistics and end user oriented tenants. MCLIP will undertake a capital recycling strategy to optimise the Fund’s portfolio on a regular basis, in order to potentially realise development profits and/or capital appreciation. The proceeds of divestments can be redeployed towards higher yielding development expansion projects, to continuously scale up and further enhance its portfolio of modern logistics properties.
India Real Estate Investment Platform
The India Real Estate Investment Platform was launched in partnership with Ivanhoé Cambridge to develop, own and operate technology-sector-focused workplaces in India, with an investment capacity of over CAD 2.5 billion (~S$2.5 billion). The platform will focus on both stabilised and development of high-quality Class A workplace assets in key economic hubs in India, which are benefiting from the exponential growth in technology led innovation activities anchored by global capability centres, as well as large domestic and international technology services corporations.
Mapletree Japan Investment Country Private Trust (MAJIC)
MAJIC is Mapletree’s second Japan logistics development fund. The Fund is majority seeded with three logistics development projects, comprising a forward purchase of a last-mile logistics property located next to Tokyo Bay, as well as land plots for development into modern logistics facilities located in central Kyoto and Sanbongi. The Fund is expected to achieve over JPY110 billion (~S$1.0 billion) in assets under management, after full deployment and all development projects are completed.
